The Challenge

Trion Properties, a real estate investment firm, needed to scale its investor base and AUM significantly while maintaining capital efficiency. The firm lacked a structured marketing function, DTC platform, or repeatable investor acquisition processes.

What I Built

Served as fractional CMO, building the direct-to-consumer capital markets platform from the ground up. Designed and implemented investment and sales pipelines, created repeatable processes for efficient growth across every marketing channel, and established the analytics infrastructure to track and optimize cost of acquisition. Brought a combination of analytic thinking and practical execution to every channel.

The Results

Grew AUM from $50M to $250M. Achieved a sub-2% cost of capital inclusive of all marketing and investor-related expense — a benchmark that demonstrated exceptional efficiency. Hired a full-time VP Marketing before exit, leaving Trion with a self-sustaining growth engine and the team to run it.
